Your opening date is a contract obligation, not a suggestion.

Deadline Guarantee

We build a binding construction schedule into every contract, with milestone checkpoints every 30 days. If Mesa misses your target opening by more than 7 days through any fault of our own, you receive financial compensation — automatically, without dispute.

The Penalty Clause

10% of the remaining contract value credited back to you for every week of Mesa-caused delay beyond the 7-day grace period. No arbitration required.

Fixed-Budget Guarantee

Mesa works from a locked scope document before breaking ground. Owner-requested changes are the only valid reason for a change order. Material cost overruns, labor inefficiencies, and subcontractor disputes are our problem — we absorb them, not you.

The Penalty Clause

Any Mesa-originated cost increase above the signed contract total is absorbed in full. We invoice nothing above scope. If we do, the overage is waived.

What you approved in the drawings is what you walk into.

100% design-fidelity score across all 2024–2025 project closeouts.

Specification Guarantee

Every material substitution requires written client approval. We maintain a design fidelity log throughout the build — your architect reviews it at each milestone. If a substitution happens without sign-off, we remove it and reinstall the specified material at our cost.

The Penalty Clause

Unauthorized substitutions are corrected within 21 days at zero cost to the owner. If correction takes longer, Mesa credits $2,500 per week until resolved.

Site Assessment & Feasibility

2–3 weeks

Mesa visits your land or property before any contract is signed. We walk the site, review topography, access routes, utility hookups, and local code requirements.

Design Development & Scope Lock

4–8 weeks

We work alongside your architect or our preferred design partners to translate vision into a locked scope document. Every material is specified. Every finish is selected. No room for surprise.

Permitting & Pre-Construction

6–14 weeks

Mesa manages all permitting submissions, inspector relationships, and subcontractor procurement. Our pre-construction team builds the schedule that the delivery guarantee is written against.

Per schedule

Mesa doesn't consider a project complete until your first guest could check in. We close every punch list item before keys are transferred — and remain on call for 90 days post-opening.
